About Eastpoint & Thornhill

Thornhill is a suburb of Southampton situated on the eastern border of the city and bounded by three major roads. According to the 2001 census the population was 9,460 at that time. The under 16s represent 23.4 per cent of the population - five per cent more than the city figure of 18.2 per cent - and the over 65s represent 17.4 per cent, again higher than the city average of 14.5 per cent.

In 1954 the boundaries of Southampton were extended to include Millbrook, Redbridge, Harefield and part of Thornhill. At that time Thornhill was a small estate of private homes, but it was massively expanded in the 1960s by the building of council properties. A large proportion of the occupiers of the original houses are now retired, accounting for the previously mentioned higher than normal numbers of over 65s. After the introduction of 'The Right to Buy Scheme' in the late 1980s, a considerable number of the council properties were purchased from Southampton City Council. Owner-occupiers represent 43.9 per cent of properties, according to the 2001 census, compared to 47.5 per cent local authority tenure. The remainder are made up of housing association and privately rented homes.

About the Project

The existing Eastpoint Community Centre currently operates out of an old school adjacent to new construction site.

The project comprises the following construction works: 

·          Forming new access and egress roads

·          Treatment of the Japanese knotweed

·          Relocation of the pale flax

·          Stripping the site

·          Piling works

·          Construction of the three-storey building

·          External works, drainage and services

·          Landscaping

·          Demolition of the small outbuilding

·          Alterations to highways

·          Installation of building services

·          Internal finishes

·          Successful training and handover to the client.

The works will comprise a three-storey steel framed building with precast concrete floor and stairs, supported on a piled foundation with clad and glazed elevations.

There is a small undercroft at ground floor level providing bicycle and disabled parking.

External works are minimal and comprise car parking, landscaping and a one way access road into the site.

Site Location:
The site is located within the grounds of the existing Eastpoint Community Centre, off Burgoyne Road, Southampton, SO19 6PB

Topography:
The site is about 0.43 hectares, comprises a mixture of hard standing, grassed and wooded areas.

Geology:
Geology records indicate the site is underlain by river terrace deposits over wittering formation over London clay.

History:
The site has history of agricultural land use and more recently as school grounds, with the surrounding area been predominantly residential with occasional pit quarries.
